Hello everyone!

SAFETY FIRST!

The disconnect is delayed until December 22, 2025.

We apologize for any inconvenience this may have caused anyone. The reason for the delay is the equipment supplier sent meter bank equipment with incorrect meter covers. These covers are not approved by Florida Power & Light and need to be replaced by the manufacture. These parts have been ordered and are in route.

PLEASE REMEMBER:
THIS UPGRADE WILL HAVE A TOTAL DISCONNECT TO THE ENTIRE 2521 BUILDING. THE POWER IS GOING TO BE DISCONNECTED BY FPL AT 7:00 AM OR BEFORE.The expected ESTIMATED TOTAL work for the day is scheduled from 7:00 AM until 7:00 PM. We will be working WITH FPL to ensure that power works during the overnight hours.

POWER DISCONNECT DECEMBER 16, 2025 – PLEASE READ

Please plan your day accordingly. If you work from home, we highly suggest you advise your employer that there are going to be times of intermittent power outages. If you need other types of assistance, please make a plan for the day.

THIS UPGRADE WILL HAVE A TOTAL DISCONNECT TO THE ENTIRE 2521 BUILDING. THE POWER IS GOING TO BE DISCONNECTED BY FPL AT 7:00 AM OR BEFORE. The upgrade for the Laundry Rooms is completed!

The next upgrade will have a total disconnect to the ENTIRE 2521 BUILDING. We are waiting for FPL for this part. The expected downtime is from 7:00AM and is scheduled to last until 7:00PM. We will be working to ensure that power works during the overnight hours.

Please plan your day accordingly. If you work from home, we highly suggest you advise your employer that there are going to be times of intermittent power outages.

We will send reminders to everyone with 24-hour minimum notice

Work is to begin this coming Monday November 17, 2025 at 7:00AM and is scheduled to last until 7:00PM. ONLY during this time, the LAUNDRY ROOMS WILL BE CLOSED! The machines will have no power for the day.

Please do not attempt to use the laundry machines during this time!

TO ALL 2521 LINCOLN STREET RESIDENTS

Hello everyone!

Due to new 2025 insurance regulations, PLEASE read the information and notice below

SAFETY FIRST!

Please be advised that within the next THIRTY (30) days, we will begin a major upgrade to the electrical meter room, on the first floor, which will service the entire 2521 LINCOLN STREET building. We will be working with Florida Power & Light (FPL) and Fuse Electric Inc. (Contractor). The upgrade is to replace existing main breakers to the newest approve products for the entire building. This project is estimated to last up to 14 days, but could be longer. Of course, we will keep you ALL updated.

It is very important that everyone understands, during the work, they are going to be intermittent power outages. This is to ensure the safety of all the people involved. These power outages can last for different periods of time throughout the day. We will be working to ensure that power works during the overnight hours. Please plan your day accordingly. If you work from home, we suggest you advise your employer that they are going to be times of intermittent power outages.

Additionally, this will be an active work area at the first floor, laundry room! Please avoid the area as best as possible, especially with your children. Please do NOT interrupt, interfere, gather, or loiter near the active work area, as we want to avoid any electrical accidents. We understand the need for access to the laundry machines, but please be considerate of the professionals and the work area. This is for everyone’s safety!

Over the past few weeks we have found that the elevator has become a place for trash and waste. This will not be tolerated in anyway! We have found more than once human urine on the floor! This is beyond disgusting! Therefore, please be aware that we will be installing new cameras for the elevator, any persons found to be abusing the usage of, interior of, exterior of, or general common space of the elevator and its equipment, will be fined at amounts starting at $250.00. Remember you are also responsible for any guests you may have. Any guest that you may have over and is found to be responsible for any acts, will result in fines to YOU along with possible eviction, and your guest(s) will be trespassed from the property.

In honor of Fire Prevention month, we will be placing in ALL apartments a compact fire fighting spray. This spray is similar in size to a Lysol can and is meant to help put out small fires in the kitchen, trash, electronic, or paper.
This is NOT to replace a regular fire extinguisher in the event of a greater emergency.

LAUNDRY ROOMS

JUNE 20, 2025

It is important that everyone reads this message!

We have asked for everyone to do their part in maintaining your common living areas and laundry rooms. Below you will see a previous post. Read on.

Last week one of our laundry rooms had to be shut down and closed by the Hollywood Fire Department. What we found out was that the machines are being overloaded and that the dryer lint vents are not being cleaned after each use.

The LAUNDRY ROOM RULES and operation for proper use of the machines are very well posted.

Here is the LAUNDRY ROOM RULES again:

  • NO LOITERING, THIS INCLUDES CHILDREN AND ADULTS
  • DO NOT OVERLOAD WASHERS AND DRYERS
  • DO NOT LEAVE ITEMS ON TOP OF WASHERS AND DRYERS
  • DO NOT LEAVE ITEMS ON THE FLOOR
  • EMPTY WASHERS AND DRYERS WHEN CYCLES ARE COMPLETE
  • PLEASE CLEAN THE LINT BASKETS AND WIPE OFF THE MACHINES AFTER EACH USE. IF YOU SPILL SOMETHING PLEASE WIPE OR SWEEP IT UP.
  • PLEASE DISPOSE OF YOUR DETERGENT CONTAINERS PROPERLY. LAUNDRY ROOM GARBAGE IS NOT INTENDED FOR PERSONAL USE
  • PLEASE MEASURE YOUR SOAP. USING TO MUCH DETERGENT WILL CAUSE THE MACHINES TO MALFUNCTION
  • PLEASE RESPECT YOUR NEIGHBOURS RIGHT TO AL CLEAN & PLEASANT LAUNDRY FACILITY. THIS FACILITY IS INTENDED FOR RESIDENTS USE ONLY. ANYONE CAUGHT VIOLATING THESE RULES WILL LOSE PRIVILEGES FOR THIS FACILITY.

We ask that you please follow these simply rules of common sense and help us keep costs down by doing your part.

PROPERTY TRASH AND LAUNDRY ROOM CARE

Hello everyone!

As you are all aware, we walk around and inspect the common areas. When we do this we look to see if there has been improvement in keeping the property clean of debris and other trash. It is disappointing to see that many of you still walk over, drop, or toss your trash along the walkways, in the bushes, and within the parking lot. We MUST pay attention to helping keep our living areas clear and free of rodents and cockroaches. DO NOT PLACE YOUR TRASH OUTSIDE YOUR FRONT DOORS!
The more you toss the more it costs!

We must also address the treatment of our laundry rooms. We work hard to keep a clean and operating space to do laundry. We ask that if you cause a mess, you clean it up. DO NOT LEAVE SPILLS OF ANY LIQUID OR POWDER DETERGENT, LIQUID FABRIC SOFTENERS, ANY BLEACH PRODUCT, it only makes it worse. And very very important, CLEAR THE LINT IN THE DRYERS AFTER EACH USE.

Please help us and do your part.

It’s Hurricane Season!

Be prepared and be informed!! To help everyone, we have collected Hurricane guides from NOAA.gov and from Local10.com / Channel 10 ABC. Please click and choose their Hurricane guide for English and Spanish or click here for a video link from WSVN 7 for additional information.

As a reminder, when our area is included in a Hurricane Warning, this means that bad weather is less than 24-hours away.

ALL RESIDENTS ARE REQUIRED TO BRING IN ALL ITEMS FROM OUTSIDE. THIS INCLUDES PLANTERS, FLOWERS, SHOES, TOYS, ETC. WE WILL BE GOING AROUND THE PROPERTY BEFORE ANY SHELTER NOTIFICATIONS AND DISPOSING OF ANYTHING THAT IS LEFT OUT. JADE-LYNN CORP WILL NOT BE RESPONSIBLE FOR LOST, STOLEN, MISSING OR DAMAGED ITEMS.

  • Be sure to pay attention to the local weather and news stations,
  • Fill your bathtub with fresh water for fresh supply in case of boil water notices,
  • Get extra batteries and a battery-operated radio,
  • Be sure that all your electronics (cell phones, iPad) are fully charged,
  • CLOSE THE WINDOWS! Remember they are impact windows,
  • NEVER USE A GENERATOR INDOORS!!!

Here are some helpful reminders for BULK items. As well, ALL of you should pay close attention to the fines that can be passed on for leaving bulk items out. Please click here to read a recent reminder sent to us from the City of Hollywood or view ALL the information provided by the City of Hollywood below.

  • ALL BULK ITEMS MUST BE BROKEN DOWN AND PLACED INTO THE DUMPSTERS,
  • Fines for violations thru The City of Hollywood start at $1,000, IF ANY PERSON IS IDENTIFIED AS NOT BREAKING DOWN BULK ITEMS, THEY WILL BE FINED TO THESE AMOUNTS,
  • When dropping off rent, please use the small yellow envelopes. They fit thru the dropbox in the office door,
  • Always include your name and apartment on ALL your envelopes and payments,
  • All payments should be made payable to Jade-Lynn Apartments,
  • Do not reply to the notifications or the notification number. Click through the link and read the messages. If you ever have a question, call us,
  • Make note of the service text number: (954) 395-6262, any calls or contact to the old number you have will not be answered.
