Tenant Education and Inspection Program on Safe Electrical Usage

To all residents of Jade-Lynn Apartments: As per our insurance carrier, we are required to provide you with a program to help educate you on safe electrical usage. To help maintain the safety of each unit, we will be inspecting for improper electrical usage monthly at the same time as monthly pest control. We will notify you directly if there are any issues. Please read these FAQs to common questions and answers to help educate you.

Electrical Safety Reminder: Extension Cords, Outlet Extenders/Expanders & Power Strips – FAQ’s

  1. Why is overusing extension cords and power strips dangerous? Overloading these devices can lead to overheating, electrical fires, and equipment damage. They’re designed for temporary use, not as a permanent wiring solution.
  2. Can I plug one power strip into another (“daisy chaining”)? NEVER! This is a major fire hazard and a common cause of electrical fires. Plugging one power strip into another exceeds the power rating and can quickly lead to overheating.
  3. Is it safe to use extension cords as permanent wiring? No. Extension cords are meant for temporary use only. If you need more outlets long-term, have a licensed electrician install them safely.
  4. How many devices can I plug into a power strip? Only plug in low-power electronics like lamps, phones, or computers. Avoid high-wattage items like: Space heaters, Microwaves, Coffee makers, Refrigerators. These appliances should be plugged directly into a wall outlet.
  5. What are the signs of an overloaded extension cord or power strip?
    • Warm or hot to the touch
    • Buzzing sounds
    • Flickering lights
    • Tripped circuit breakers
    • Burn marks or melting plastic
    • Unplug immediately if you notice any of these.
  6. What’s the difference between a power strip and a surge protector? A power strip just gives you more outlets, whereas, a surge protector adds protection against voltage spikes (e.g. during storms or power surges). Still, neither should be overloaded or used for high-power devices.
  7. Are longer extension cords more dangerous? Yes. Longer cords have more resistance, which can cause voltage drops and heat buildup—especially if they’re thin or cheaply made. Always use the shortest cord necessary and choose the right gauge (thickness) for the job.
  8. What are some safe practices?
    • Use cords with UL/ETL safety labels
    • Keep cords untangled and uncoiled (coiling traps heat)
    • Never run cords under rugs or furniture
    • Unplug when not in use
    • Never modify cords or plugs
  9. What should I do in case of an electrical fire?
    • Unplug the device if safe.
    • Use a Class C fire extinguisher (never water) AND FIRE BLANKET
    • Evacuate and CALL 911

We realized that many of you are having issues with your new smoke detectors. The alarms are super sensitive but we see lots of false alarms. We are very aware and will be working with the manufacturer to replace any smoke alarm that is giving us trouble.

We understand parking is tight, and because of that we want to remind all of those who park on property of the general reserved apartment parking lot and our reserved permit parking west lot rules and regulations.

Parking for your apartment is provided for and reserved for YOUR apartment ONLY, with YOUR apartment number on the bumper. DO NOT PARK IN SPACES OTHER THAN YOUR OWN! If a car that does not belong to you, remember, you, as the resident, have the ability to call the towing company. All-Ways Towing, click the number to call 954-496-6810

Next the PERMIT PARKING ONLY WEST LOT; this lot is PERMITTED PARKING ONLY! The signs are clearly posted, please respect the postings. This lot is 24-hour monitored and roam towing is in effect. If there is a car parked illegally, OR without a registered permit issued from our office, IT WILL BE TOWED! No warnings, no exceptions, no excuses! This will always be enforced. Remember Jade-Lynn Corp. and all its affiliates are not responsible for towing, theft, vandalism, etc. Parking is at own risk.

Addtionally:

PLEASE DO NOT PARK YOUR CAR IN FRONT OF DUMPSTERS.
IT BLOCKS THE DUMPSTER FROM BEING SERVICED. THIS CAUSES THE AREA AND PROPERTY TO BECOME FILLED WITH TRASH, WHICH BRINGS RODENTS, MAGGOTS, AND FLIES. THIS MAKES EXPENSES HIGHER.

THIS SIGN FOR NO PARKING AND NO BLOCKING THE DUMPSTER IS CLEAR AND WILL BE ENFORCED BY OUR TOW SERVICE.

SUMMER A/C USE AND CARE

JUNE 26, 2025

It is important that everyone reads this message!

We all know its hot and the summer is not going to get any cooler.
Please follow these tips to help keep your A/C running efficiently and effectively.

Air Conditioning Tips for Summer Usage:

  • When you are leaving your home, turn the A/C up to 75, DO NOT TURN OFF,
  • When you return, set the A/C to desired temperature but DO NOT put it to 65 as it will only freeze the unit and then leak water into your apartment!
  • Keep items away from the filter to allow unit to “breathe”,
  • DO NOT run your A/C on the coldest settings, the unit will work harder in the heat and cause a breakdown,
  • ALL A/C service calls are placed the same day, sometimes parts are needed, sometimes we in other apartments helping your neighbour, please be patient as we get to the service calls as fast as we can.

We ask that you please follow these simple tips and help us help you keep costs down.

LAUNDRY ROOMS

It is important that everyone reads this message!

We have asked for everyone to do their part in maintaining your common living areas and laundry rooms. Below you will see a previous post. Read on.

Last week one of our laundry rooms had to be shut down and closed by the Hollywood Fire Department. What we found out was that the machines are being overloaded and that the dryer lint vents are not being cleaned after each use.

The LAUNDRY ROOM RULES and operation for proper use of the machines are very well posted.

Here is the LAUNDRY ROOM RULES again:

  • NO LOITERING, THIS INCLUDES CHILDREN AND ADULTS
  • DO NOT OVERLOAD WASHERS AND DRYERS
  • DO NOT LEAVE ITEMS ON TOP OF WASHERS AND DRYERS
  • DO NOT LEAVE ITEMS ON THE FLOOR
  • EMPTY WASHERS AND DRYERS WHEN CYCLES ARE COMPLETE
  • PLEASE CLEAN THE LINT BASKETS AND WIPE OFF THE MACHINES AFTER EACH USE. IF YOU SPILL SOMETHING PLEASE WIPE OR SWEEP IT UP.
  • PLEASE DISPOSE OF YOUR DETERGENT CONTAINERS PROPERLY. LAUNDRY ROOM GARBAGE IS NOT INTENDED FOR PERSONAL USE
  • PLEASE MEASURE YOUR SOAP. USING TO MUCH DETERGENT WILL CAUSE THE MACHINES TO MALFUNCTION
  • PLEASE RESPECT YOUR NEIGHBOURS RIGHT TO AL CLEAN & PLEASANT LAUNDRY FACILITY. THIS FACILITY IS INTENDED FOR RESIDENTS USE ONLY. ANYONE CAUGHT VIOLATING THESE RULES WILL LOSE PRIVILEGES FOR THIS FACILITY.

PROPERTY TRASH AND LAUNDRY ROOM CARE

Hello everyone!

As you are all aware, we walk around and inspect the common areas. When we do this we look to see if there has been improvement in keeping the property clean of debris and other trash. It is disappointing to see that many of you still walk over, drop, or toss your trash along the walkways, in the bushes, and within the parking lot. We MUST pay attention to helping keep our living areas clear and free of rodents and cockroaches. DO NOT PLACE YOUR TRASH OUTSIDE YOUR FRONT DOORS!
The more you toss the more it costs!

We must also address the treatment of our laundry rooms. We work hard to keep a clean and operating space to do laundry. We ask that if you cause a mess, you clean it up. DO NOT LEAVE SPILLS OF ANY LIQUID OR POWDER DETERGENT, LIQUID FABRIC SOFTENERS, ANY BLEACH PRODUCT, it only makes it worse. And very very important, CLEAR THE LINT IN THE DRYERS AFTER EACH USE.

Please help us and do your part.

It’s Hurricane Season!

Be prepared and be informed!! To help everyone, we have collected Hurricane guides from NOAA.gov and from Local10.com / Channel 10 ABC. Please click and choose their Hurricane guide for English and Spanish or click here for a video link from WSVN 7 for additional information.

As a reminder, when our area is included in a Hurricane Warning, this means that bad weather is less than 24-hours away.

ALL RESIDENTS ARE REQUIRED TO BRING IN ALL ITEMS FROM OUTSIDE. THIS INCLUDES PLANTERS, FLOWERS, SHOES, TOYS, ETC. WE WILL BE GOING AROUND THE PROPERTY BEFORE ANY SHELTER NOTIFICATIONS AND DISPOSING OF ANYTHING THAT IS LEFT OUT. JADE-LYNN CORP WILL NOT BE RESPONSIBLE FOR LOST, STOLEN, MISSING OR DAMAGED ITEMS.

  • Be sure to pay attention to the local weather and news stations,
  • Fill your bathtub with fresh water for fresh supply in case of boil water notices,
  • Get extra batteries and a battery-operated radio,
  • Be sure that all your electronics (cell phones, iPad) are fully charged,
  • CLOSE THE WINDOWS! Remember they are impact windows,
  • NEVER USE A GENERATOR INDOORS!!!
